Community Invited to Tour BoulderMOD-built Duplex at Ponderosa Open House

Community members are invited to tour a BoulderMOD-built home, meet with partners, and learn more about the modular factory and Ponderosa Community Stabilization project.

BOULDER, Colo. – The City of Boulder, Boulder Valley School District, and Flatirons Habitat for Humanity are excited to invite the community to the Ponderosa Duplex Open House. The open house will be held on Sunday, May 17, from 1 to 3 p.m. at the Ponderosa Community.

Please note, the event will be held at 4451 Esperanza Ct., Boulder, CO, 80304, but web-based mapping platforms do not recognize this address; we encourage community members to use the pin linked above to get directions to the open house. Additionally, there is no parking in the Ponderosa Community. Parking is available along Cherry Avenue (where allowed), along 9th Street, or in the Foothills Park parking lot located west of the Shining Mountain School grounds.

BoulderMOD, a modular factory producing energy-efficient, permanently affordable homes, was created through a unique partnership between the City of Boulder, Flatirons Habitat for Humanity, and the Boulder Valley School District (BVSD). Homes produced by Flatirons Habitat at BoulderMOD, with the help of volunteers and students from BVSD’s Apex program, will contribute to the city’s goal of ensuring that 15% of all homes in Boulder are affordable for low-, moderate-, and middle-income households by 2035 while providing workforce training for BVSD students.

“BoulderMOD is uniquely positioned to give our Apex Construction Trades students real-world skills that set them apart after high school,” said BVSD Superintendent Dr. Rob Anderson. “Through the facility’s innovative assembly-line process, every student gains hands-on experience in all aspects of homebuilding—from framing to plumbing to electrical. They leave with the knowledge and confidence to step directly into well-paying careers in the construction industry—and with the pride of knowing they’ve helped create affordable housing for their neighbors.”

In late 2025, the first BoulderMOD duplexes were moved from the factory floor to their permanent foundations at Ponderosa. The arrival of the first modular duplexes marks the beginning of a new chapter for many Ponderosa mobile home owners who will soon move into modern, energy-efficient homes built to last for generations. These homes will remain permanently affordable, allowing long-time community members to stay in Boulder in healthy and stable housing.

“The core issue we are addressing at Ponderosa is access to affordable homeownership in a community where that opportunity has largely disappeared. At Flatirons Habitat for Humanity, our role is to ensure that families have a clear path to owning high-quality homes that are permanently affordable. Through BoulderMOD, we are able to produce these homes with the consistency, efficiency, and scale required to meet this moment. This is about opening doors of opportunity; creating a durable pathway to stability and equity for families in Boulder,” said Dan McColley, CEO of Flatirons Habitat for Humanity.

The city purchased the Ponderosa Mobile Home Park as part of the Ponderosa Community Stabilization Project in 2017. The project aims to preserve long-term affordability, replace outdated infrastructure, reduce flood risk to the community, and introduce new energy-efficient affordable housing options. Many of the existing mobile homes at Ponderosa are decades old and nearing the end of safe habitability. The Ponderosa Community Stabilization Project provides the opportunity for long-time residents to remain in their mobile homes throughout redevelopment construction or upgrade to a new home.

“City of Boulder and Flatirons Habitat staff work closely with Ponderosa residents to support their individual housing needs,” shared Molly Tayer, Housing Policy Sr Project Manager with the City of Boulder. “As of April 2026, the partnership has produced 16 homes; seven homes are now owner-occupied, and four more homes will be occupied soon. It is an exciting and transformative time on the property as long-time Ponderosa residents move into their new homes.”
